Diyanni Homes has been awesome to work with to design our custom dream home. Julie Baumker, our Sales & Design Consultant, is nothing short of amazing. She is flexible and very responsive to emails and phone calls. Julie has a great attitude and genuinely cared that we were getting the design that was just right for us to create our forever home! We are in the beginning stages of building our home in Ohio with Diyanni Homes. We have been working closely with Julie Baumker since the beginning and she has been excellent. She has been organized, responsive, and attentive during the whole process. She has also been very flexible with scheduling meetings as we are not currently residing in Ohio during this time. We would highly recommend working with Julie – she has been immensely helpful through every step!

We are impressed thus far with the quality, passion and professionalism displayed by All. My husband had a chance to speak with one of the owners and you could hear his passion for building quality homes…we appreciate the extra arrangements made just for us…(will leave it at that) We just had our 1st selection meeting and Makenzie is Awesome! Genuinely kind and professional, has a good eye for style, extremely helpful with our selections. Appreciate her patience. Aric is of course Amazing! Very knowledgeable, upbeat and personable. Hands down the worst experience we could have possibly imagined working with a builder. They were unprofessional, every aspect of the build was delayed beyond reasonable excuse, there was zero communication, and the quality of the build was not anywhere close to what we were sold. Some, but not all, of the lowlights: 1. In our contract it stated Diyanni would break ground within 45 days of loan approval. They didn’t break ground until 209 days after our loan went through. The contract also states they would finish the build within 210 days. Alltogether it took them 2 years, with zero reasons for delays that would’ve fallen outside of their control. 2. We were conned into paying an extra $4600 for Diyanni to manage every aspect of our land improvement process. In reality, we were forced to manage everything during this process. From coordinating tree clearing, choosing and vetting land improvement contractors, and ALL communications and coordination with Energy/Electric/County/permitting/septic contractors and other required resources. Diyanni literally did nothing during this phase, and they conned us into paying $4600 for it. 3. We went through at least 5 Project Managers during our build. During that time, the PMs were there so infrequently that we put up a camera to track when anyone was showing up. We found MONTHS going by without anyone from Diyanni stepping foot on our lot. 4. When they did perform any work, it was very poorly done. When they cut the hole for our septic sleeve in the foundation, they ended up cutting 4 holes in the wrong location over the course of multiple months before they got it in the right spot. Further, they paid zero attention to the plans. We were supposed to have a shower drain roughed in our basement. However, they put the water line in the wrong side of our basement over top of the shower rough in. This makes it impossible to put a shower in the location where we paid extra to have it roughed in. 5. The trusses for our roof were delivered damaged. Then allowed to sit in the rain and mud for months. We brought the broken and weathered trusses to their attention, but they put them on the house anyway. The roof was so poorly installed, it started to telegraph shortly after. We had to have our own 3rd party inspection before they would do anything about it. The inspector said it was one of the worst roof installations he’d seen. They had to rip the roof off to fix the issues. 6. The painters were unbelievably unprofessional, and did terrible work. On one occasion we walked in on them making out on our stairs instead of working. On another occasion we walked into them sleeping in our living room. Additionally, there was zero caulk used on the trim in our home. They decided to paint over everywhere you would typically use caulk. We are now dealing with cracks in trim joints throughout our house. Also, when they painted our porch, no drop cloths were used. We now have drips of paint all over the concrete on our brand new front porch!! 7. Our floors were installed over dozens of protruding screws in the subfloor. As a result we have screws protruding through the entire floor. 8. There is still a big list of things that are not complete, and list of things breaking is growing (garbage disposal broke yesterday). We were told we would have a 30 day post move in review. We’re almost 4 months from move in, and the “30 day review” still has not happened. This is just a subset of all the things that went wrong (I ran into a character limit), and there are MANY more people we’ve come across that have had similar experiences. Please do your research before signing a contract, and consider going with ANY other builder. If anyone comes across this review and would like to discuss our experience, I would be happy to have that discussion.
