Update: 5/29/24 – Currently we’ve had issues with the over quality of the construction on our home addition. About 7 months after completion of the addition and repair of existing kitchen we started experiencing condensation on the addition’s vaulted ceiling. It was a week until the foreman was able to come out fix the problem which ended being related to the roof ridge vent not being cut to the proper width for sufficient air flow. We now have another damaged ceiling from improper construction methods. We’re also waiting for them to fix the damages that they’ve now missed one scheduled appointment for with no notification until prompted by us. Beginning in late 2021 (specifically August 2021), we signed a contract with JC Smith LLC to have a simple addition constructed and attached to our existing split-foyer house. This entailed a new sunroom, lower basement area, deck, and siding for the entire house. The total contracted price was ~ $90,000, not an insignificant cost for the size of the project, approx. 700 sqft of new space. At the onset, JC Smith LLC was willing to work with us on minimizing the impact to our normal household routine when it came time to tie into the existing structure. The proposal process and finalization of the contract was fairly painless and reasonable. All was fine up to this point. After signing the contract (August 2021) and paying our contracted down payment (nearly 1/8 of the total budget), things started to grind to a halt. We were originally told that the entire project could be completed by roughly May of 2022. Material selection was to begin shortly after signing the contract, but did not occur until multiple phone calls to JC Smith LL were placed and finally happened in December 2021. After waiting several more months we were finally informed that our project would actually break ground. Work continued (at a slow pace) and all of the long lead items were finally ordered in March/April 2022 and were never ordered back in December like they should have been. As work continued into April and May 2022 very little was accomplished. The foundation and framing was constructed and the new roof was tied into our existing roof. Due to the roof tie-in not being done correctly, water damage occurred to a large portion of our existing kitchen. Temporary fixes were applied by JC Smith, but the area was never moisture tested or mold tested (we requested multiple times). We had multiple phone conversations with JC Smith, but were given a lot of excuses about how we “didn’t know how businesses operate”, “they were experiencing staff shortages”, “they couldn’t afford to pay for material and labor”. The owner even became quite hostile with us when we began to push to have our project completed. Mind you, this was being said to a paying customer, who had up to this point paid all required draw amounts as outlined in our contract with JC Smith. Especially now that we were ~10 months into the project. We were told they would have people on site to work which amounted to no one showing up to do anything. The promises to have people onsite went on for weeks and months. We’re now into the beginning of July 2023, we still have a damaged kitchen and our addition is still not complete. Through this entire process JC Smith has had poor communication, a lack of project oversite for their workers and a poor professional attitude towards their customers. We approached our interactions with JC Smith with the utmost level of civility and they returned hostility and a poor customer experience with the building process. It’s really hard to enjoy something that was supposed to make our house a home when all we got was a day of work per week and then two weeks of nothing from the company while having to tip-toe around staff for fear of work slowing down even further. In summary, I would not recommend this company for your construction needs. We’ve had to fight with them every step of the way to stay on task, be mindful of our existing property and finish our project in a timely manner.

(Updated) I didn’t know my review was removed and it is now reposted. That shouldn’t be removed. The experience with Jcsmith was very horrible and they have caused a massive headache. That has been a large time consumption to fight Jcsmith. Jcsmith created a mechanic’s lien against me last August and later they and their attorney Tracey R. have threatened me with a lawsuit privately. They asked me to agree not to post negative reviews, stay quiet about the Jcsmith, pay around $30k that they could avert a lawsuit and abandon my construction and release the mechanic’s lien. During the mediation/negotiations, their demands were unreasonable and excessive and they offered no compromises even though I offered to meet their demand with a completion date which was very sufficient. The construction contract was initiated on August 16th, 2021 which was good for 356 days and the relationship with Jcsmith at the beginning was pretty good. But during the construction period, everything had gone downhill as they changed their attitude that they were very hostile towards me. They had been on my construction schedule for TWO years and decided to abandon it with a lot of unfinished tasks. There was no explanation about delaying and I received numerous updated schedules they didn’t follow. I had communicated directly with the owner John Smith about the variety of the issues, especially the completion issue. I didn’t know much about them at the beginning and I did research about them. I had learned a lot of negative things about Jcsmith during the time and that was too late to not hire them. They already had gotten six-figures money from the bank and me and they stopped my construction at near completion. Plus, I still need to make payments for my construction loan. Before you decide to consider Jcsmith, according to the public records, Jcsmith created countless mechanic’s liens against their own customers including me. Its HVAC subcontractor did make a lien against me as well and they agreed to the amount I paid and the lien was released. I never had a single lien before until Jcsmith dropped a mechanic’s lien on me even though I always have been paying my bills on time. If we go to court and I lose, I could be forced to pay to the Jcsmith and that would happen to you as well. If you find out that you received a mechanic’s lien from Jcsmith and you dispute their work issues, that will be a big problem for you. A mechanic’s lien symptomizes an obstruction to selling your home. I checked a few other builders I met and none of them issued a mechanic’s lien against their own customers. For potential customers, I encourage you to check the contractor on the public records before you decide. To avoid signing anything that Jcsmith threatens you with a lawsuit, you should look for other options whatever you find. See the pictures of what Jcsmith neglected and refused to return. The pictures show unfinished areas and cracks on the foundation walls, cracks on the new ceiling, the wrong size of the garage framing, and etc. The construction is brand new and it has been sitting for months.

Update: The owners reached out and sent a team to make the necessary repairs. They corrected all the issues and did a wonderful job! Thank you!! Updated photos below. I had “work” done 4 years ago and am now having to replace or redo everything that was done in the last phase of the project: leaky faucets (had to pay another plumber to put in new faucets), tile floor with grout coming up (will have to have this redone, second photo), and a leaking tub (will have to pay a plumber to come back to see if it can be fixed). There were issues throughout the job while it was in progress, as well: trim that did not match cabinets (still doesn’t, last photo – when I pointed it out, they shrugged their shoulders – it absolutely can be matched as I had someone else do just that for another area), another tub that didn’t drain (corrected), and a wobbly toilet that had just been installed (also corrected). It was very clear from start to finish that I was a low priority for the company and working with them made me not want to do any kind of home repair ever again. The first photo was their attempt to fix a sagging cabinet. They did a fine job building a laundry shoot, installing a new kitchen sink, and work completed earlier in the project. Yes, I did contact the office about the flooring in the bathroom and was told what color grout I could find to do the repairs myself. I just emailed JC Smith with additional details about the repairs.

From May-Dec 2020 this contractor performed a miracle on my cabin that is on a forested mountaintop. Getting an accurate estimate and designing a plan to rescue my place was timely and accurate. The block pier foundation was collapsing and my place was about to literally slide off the mountain. We decided to stabilize the structure by installing a temporary support system underneath the crawlspace. I had decided that instead of making new piers, we would dig out the crawlspace and install a real basement with a block foundation. The repair also involved replacing my entire floor- the hardwood flooring, the subfloor, and even all the floor joists and rimboards. The bulk of the digging work was done by hand during the hot month of August. Their crew worked very hard in the heat, without complaint. By September it was very interesting to see my cabin up on temp. stilts with all the area underneath dug out and the entire floor missing. At that time I had made a few revisions to the scope of work (adding some things to be done) and JC Smith was very accomodating to those changes. They had mostly finished up by Dec. of that year and the quality of their work is still perfect today. I imagine that 1,000 years from now my cabin will be long gone but the block and concrete from the work JCSmith did will still be there in perfect condition…a testament to the quailty and longevity of their work. Also really appreciate their willingness to drive the goat trails up the mountain to my place. Thank you JC Smith for saving my cabin!

Poor customer service. It took 3 phone calls over a month before they would call back. When I returned there callAnd their excuse was we had covid last week.. What about the rest of the month and a 1/2. Only for them to tell me we can’t do the job. Worst customer service

Worked with Chrissy and team on a custom detached garage proposal. Turns out my dreams are bigger than my wallet, but the experience was great. This was my first time working with a builder on a project like this. Chrissy was fantastic. Very knowledgeable, professionally, timely and had great design ideas. She even created 3 additional designs with full proposals to see if any options would be more budget friendly. I will certainly keep JC Smith in mind for any future projects.
