Quick thumbnail sketch: Quality of Work Score – 4 out of 5 Communication Score – 1 out of 5 Project Management Score – 1 out of 5 We realize that our first project (a whole-house remodel) occurred simultaneously with the pandemic, but the myriad of problems we experienced cannot be squarely blamed on COVID-19. The project length was expected to be 8 (eight) months. It took 2 (two) years. Our second project was a retaining wall and garage. Quality of Work Score / 4 out of 5 For the most part, everything was constructed well. There were some minor errors, but some of those were so poorly executed that even a novice handyman would be ashamed of them. Some of the workmanship seemed to be performed with the hope that it was enough to “get by” plus an assumption that we’d never notice. Communication Score / 1 out of 5 Communication was nearly always a constant battle. Only on rare occasions did we have, or know of, a schedule and even if we were informed, it almost certainly never matched their given time frame. For example, telling us, “this portion of the project will only take a week or two”, then having two weeks elapse with no progress and no update was frustrating beyond belief. Shepherd was constantly apologizing, explaining that they knew their communications were not at a level where they wanted them to be, but we never experienced any improvement. Communication is deliberate; it won’t automatically “happen” or “get better” all on its own. (One somewhat minor point: When most e-mail communications were made, it was usually rife with grammatical errors, punctuation errors, misspellings, word misuse, and run-on sentences…extremely unprofessional.) Project Management Score / 1 out of 5 From the get-go there was a huge problem. The first step of our house project was to replace the basement floor and walls with new, poured concrete. Shepherd made a colossal omission that cost us an additional $30K+. In our second project, ANOTHER omission was made, but in all fairness, they ate the labor cost of this one. I do not believe these were intentional oversights, but I do believe their estimation accuracy was abysmal. As I mentioned earlier, our house project took place during the pandemic and that understandably exacerbated the entire situation. Yes there were supply issues, but we had problems with nearly every single sub-contractor that Shepherd hired. At one point, Shepherd asked US to inform THEM if their sub-contractor (that they of course hired) showed up or not. It’s not fair to place all the blame on Shepherd for this lack of communication between contractor and sub-contractor, but it was still aggravating. Also, Shepherd Enterprises is a small, local company. That was a very large part of why we hired them in the first place…supporting local business. This had a major downside though. Since they are small, some of the specific tasks can only be performed by one, and only one, person within their company. If that one person isn’t available, it doesn’t get done. In conclusion, we are happy with the end result, but if we knew what we were going to experience during this entire process, we never would have hired Shepherd Enterprises. We cannot recommend them. Experiences may be different for a small project, but I wouldn’t hold my breath. In addition, regarding the HVAC system that Shepherd Enterprise’s sub-contractor installed: There are three (3) major problems: 1. It’s totally inadequate to have only one (1) return vent for the entire house. 2. The supply duct is extremely undersized and there are too few supply vents for the size of unit (a 3 ton unit, inside). 3. The outside coil unit is a 3.5 ton unit; the inside unit is only 3 ton. These should ALWAYS be the same size. I’ve had three (3) HVAC contractors all independently tell me I had the problems listed above. Shepherd’s sub-contractor screwed up royally and I’m paying to have it fixed, because I don’t want him back out here.
