Sunrise Builders grossly deviated from their own contract in the construction of our home to solely benefit Sunrise Builders, specifically the owners – Stan and Gil. • No “preliminary evaluation service” was offered per contract. • No “preliminary project schedule services” were offered per contract. • No “phased construction services” were offered per contract, nor was a construction schedule ever provided. • The “preliminary cost estimate services” were incomplete and excluded multiple, major items. • No “pre-construction” services were conducted prior to commencing the project. • Deficient and incompetent “construction administration and management services” resulted in short-cuts, construction errors, poor quality and craftsmanship, plus the project being over-budget and over the forecasted completion date. o No regular OAC or project meetings were ever conducted.  Decisions were chronically implemented a.) without our knowledge, b.) without our consent, and c.) without any estimates in advance for us to approve or disapprove. We sustained significant monetary damages as a result.  With a ‘cost plus contract’ in place by Sunrise Builders, one could not help but conclude the greater expense of the project, in tandem with prolonging the project, would yield greater profit for Sunrise Builders. o The estimates and/or bids in which Sunrise Builders obtained were not transparent to us (the homeowners).  When I asked two separate subcontractors for the estimate of their work (since Sunrise Builders would not provide it), the subcontractors denied me the estimate reporting, they had to get “permission” from the builder. o We were informed during our initial interview with Sunrise Builders that a formal portal of communication, “Builder Trend,” would be used to provide a consolidated platform for clear and concise communication for – approvals, questions progress, daily photos, and videos. Builder Trend was never used as indicated per Sunrise Builders despite multiple request by us throughout the project. o There was no formal Superintendent on-site, nor was there a formal Project Manager throughout our project. The Project Manager that started with the project quit mid-project.  We had no daily supervision on-site to ensure quality and timeliness of the subcontractors. The custom home project with Sunrise Builders was so mismanaged, and since they were not communicating clearly with us, we had to hire an Owners Representative to help salvage the project. Sunrise Builders was non-responsive to email communications and requests by our Owners Representative. It was clear that Sunrise Builders had no intention of honoring their contract after all that had transpired, particularly since one of Sunrise Builders owners repeatedly deflected and blamed us when we asked reasonable budget and schedule questions. We were left with no alternative – we TERMINATED them, and regret not doing it sooner. Our new builder is who revealed the numerous short cuts, structural errors, and poor craftmanship. In fact, the structural engineers had to be consulted to come up with a solution to ensure the stability and safety of the structure. So much for the “quality” of the homes Sunrise Builders construct. Sadly, our experience with Sunrise Builders exposed their incompetence, unethical behavior, and their blatant disregard for what the homeowner ‘wants’ for their custom home. Their unprofessional conduct and unprofessional actions resulted in hundreds of thousands of dollars wasted. After reading the aforementioned, we felt compelled to share our experience to prevent anyone else from being subject to their unconscionable behavior, while taking millions of dollars from homeowners under the premise of building a quality custom home on schedule. We wish someone would have cautioned us.
