Newbury built our townhome community, Brittany Place, in 2007. We purchased in 2017 as it’s a very beautiful community and conveniently located. As with any home, maintenance comes with the purchase. The HOA his responsible for exterior maintence/repair; homeowner is responsible for any interior maintenance/repair. Let’s start with the exterior… In approximately 2017, the HOA discovered significant mold problems on the north side of several of the buildings. The investigation uncovered that substandard house wrap was installed underneath all the vinyl siding and stone. Instead of using the industry standard Tyvek, Newbury approved the contractor to install a substandard house wrap that resulted in the mold. Additionally, substandard joist hangers were used in building decks for 2nd story townhomes that included decks. This resulted in a lawsuit filed by the HOA against Newbury for 2+ million dollars. Because Newbury used the legal system to extend the lawsuit out as long as possible, the HOA accepted a settlement for about half the damages – 1.2 million to get the repairs completed in 2019. Consequently, the owners at Brittany Place have to absorb the difference in the cost of the repairs and the settlement and pay for that by increased HOA fees for the next 10 years. Now, let’s talk about the interior. Although we really like our town home, every time I have to do some maintenance or repair, I find that Newbury used the cheapest products possible. I first discovered this when I had to replace an outlet that only had a single plug where I needed it to have two. I don’t even think you can purchase a single plug outlet at Lowe’s or Home Depot, but Newberry found a contractor who probably saved 10 cents each and installed single plug outlets in multiple locations. The biggest problem we have is with the heating supply for our master bedroom/bathroom/closet suite. We recently had to replace the furnace as, given its age it was time, and wanted to also address the heating issues in the master bedroom area. The heating contractor, Columbus Worthington Air, discovered that the supply size for the master bedroom area is insufficient to allow enough CFM to heat the square footage (it barely stays in the low 60s when it’s really cold outside). Because the flex duct is buried in-between ceiling/floor, it would cost several thousand dollars to tear out the ceiling and replace the ductwork with a size that can supply sufficient heat. Every homeowner I’ve spoken to that has the same master bedroom layout has the same problem. They discussed trying to include this in the lawsuit, but, since it’s an interior issue, it was ultimately left to the homeowners to address. I’ve gone on enough about how disappointed I am with Newbury. (I would rate them lower if the option was available). I caution anybody considering to purchase anything built by them without first paying for a THOROUGH inspection. Buyer beware…
